Join our team and let's do something great together!!! ESSENTIAL JOB DUTIES Vacant / Semi-Vacant Apartment Turnover Prep aka The Turn ( 20%) Prepare apartments and/or bedrooms for occupancy.
Complete turnovers (turns) with the highest quality to provide our new residents with a like new impression of their new home.
Day-To-Day Operations ( 50%) Planning Meet with Management daily to discuss work order / turnover plan Round up tools and supplies needed to accomplish multiple work orders back-to-back The Work Work efficiently to complete work timely and at a quality that will not require a return for additional fixes.

Most work will be tied to the on-going maintenance of a high-quality apartment building, its components and systems-including but not limited to:
Appliances Plumbing HVAC - Heating, Ventilation, and Air Conditioning Flooring Fire Alarm / Suppression Hardware Preventative Maintenance ( 15%) Planning / Maintaining / Budget Preparation Seasonal and On-Call ( 10%) Seasonal Depending on the property there may be components of seasonal work Landscaping Install and water flowers Kill and remove weeds Mow lawns (generally hired out-check with manager) Snow Removal Shoveling Salting Plowing (generally hired out-check with manager) On-Call There are on-call responsibilities, however we have a call center in place to minimize the number of calls.
Other items as assigned by your supervisor (5%) Including assisting at other nearby properties depending on workload TECHNOLOGY SKILLS Web browser experience (preparing supply orders, using a payroll system) EDUCATION HVAC Training / EPA Certifications are strongly encouraged Appliance (stove, fridge, dishwasher, washer, dryer, etc.
) troubleshooting and technical knowledge is preferred Classes in carpentry, inventory management, building systems, etc.
are all helpful Re-keying locks or programming electronic lock systems is helpful TOOLS Maintenance technicians are expected to bring their own hand tools.
Perishable components such as drill bits are supplied by the property.

General hours are 4 days per week (Monday - Thursday) 9:

Workload may require additional hours outside this time-especially during the summer at student properties.
