Business/Property Manager

Job Description

We are seeking a business and property manager to join our team of talented individuals who work in the student housing industry surrounding the University of Wisconsin-Whitewater. This position is responsible for all day-to-day operations of an office that manages approximately 1000 units and 1600-1800 college-aged tenants per academic year. This position directly supervises an assistant property manager, 4-6 leasing agents, 4-6 permanent cleaners, and is responsible for hiring and organizing a seasonal cleaning team of 40-50 employees to turn over units to prepare for the leasing season.


Skills required to be successful in this job include: Microsoft Office, exceptional communication skills (both written and verbal), multi-tasking and prioritizing skills, social media and marketing, conflict resolution, familiarity with landlord-tenant law, data entry skills, scheduling experience, and the ability to work in excess of 40 hours per week on a regular basis. Successful candidates will be comfortable communicating with a diverse staff and tenant base and will communicate well with our company president. Additionally, successful candidates MUST have an excellent memory and the ability to retain information quickly.


Our client base is primarily first time renters, so successful candidates must be prepared to face challenges unique to this industry. Unlike the traditional property management industry, we plan to turn over approximately 70% of our units each year as tenants graduate and leave the community. Overseeing the turnover process and executing a successful refunding of all move-out security deposits is essential to maintain tenant satisfaction.


Experience with tenant management software is a plus, but we use a software program written and created by our staff. Training will be provided on the program, but experience with other programs will assist with the transition and training.


The current manager has been in the position for multiple years and will be available to assist with the transition in to the role.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
